About the role
Our client is looking for a Valuation Surveyor to join its property and estates team in Woking, Surrey on an interim basis. The role provides valuation advice across a local authority property portfolio, supporting decisions on asset management, financial reporting, acquisitions and disposals.
The successful candidate will carry out and review valuations for a range of purposes, including asset valuations for the annual accounts, rent reviews, lease renewals, and property transactions. You will be expected to produce clear, well-evidenced valuation reports and to explain your conclusions to colleagues, members and external parties. A sound understanding of the public sector context, including the requirement to achieve best consideration, will be important.
The organisation needs someone who can take on live work quickly and contribute from the start of the assignment. You will work alongside property, finance and legal colleagues, supporting delivery of a varied workload within agreed deadlines.
Main responsibilities
- Carry out and report on valuations of operational and investment property for a range of purposes
- Prepare asset valuations to support year-end financial reporting, in line with RICS standards and accounting requirements
- Advise on the market value and best consideration for property disposals, acquisitions and lettings
- Manage rent reviews, lease renewals and other landlord and tenant matters
- Negotiate terms with tenants, agents and other parties
- Maintain accurate valuation records, supporting evidence and property data
- Provide valuation input to business cases, regeneration schemes and property reports
- Liaise with colleagues in finance, legal, planning and asset management to support joined-up decisions
- Respond to valuation queries from internal clients, members and external stakeholders
Requirements
- Proven experience as a Valuation Surveyor, ideally within a local authority or public sector setting
- RICS qualified, or equivalent professional standing
- Sound knowledge of RICS valuation standards, including the Red Book
- Experience of asset valuations, rent reviews, lease renewals and property transactions
- Good understanding of landlord and tenant law and public sector property disposal requirements
- Strong report writing, negotiation and communication skills
- Confident use of property management systems and Excel
- Eligibility to work in the UK
- Able to work from the Woking location
The offer
This is an interim position based in Woking, Surrey. Rate, start date and duration are to be confirmed with candidates. You will join an established property team and take on live valuation work from the start of the assignment.
