Locum Commercial Property Solicitor
About the role
Our client is a well-established commercial law firm based in the Midlands, currently seeking an experienced Commercial Property Solicitor to join its team on a locum basis.
The firm advises a diverse range of business clients across a broad range of commercial legal matters and is looking for an experienced property lawyer who can provide additional support to its busy commercial property team. This is an opportunity for a solicitor with strong private practice experience to step into an established team and take responsibility for a varied caseload from instruction through to completion.
The successful candidate will advise clients across a broad range of commercial property matters, including acquisitions and disposals, landlord and tenant work, commercial leases, property development and investment transactions. You will be expected to manage matters with a high degree of independence, while working collaboratively with colleagues across the property team and wider commercial practice.
The role would suit a commercially minded solicitor who is comfortable managing their own caseload, communicating directly with clients and providing clear, practical legal advice. Strong drafting and negotiation skills will be important, as will the ability to assess legal and commercial issues and provide advice that reflects the wider objectives of each transaction.
This is a fully remote locum opportunity, providing flexibility for an experienced Commercial Property Solicitor while still offering the opportunity to work closely with the firm’s property and wider legal teams. No regular office attendance is expected.
Main responsibilities
- Manage a varied caseload of commercial property matters from initial instruction through to completion.
- Advise business clients on the acquisition and disposal of commercial property.
- Handle a range of commercial leasing matters, including new leases, renewals, assignments, licences and related documentation.
- Draft, review and negotiate commercial property agreements and associated legal documentation.
- Advise landlords and tenants on a range of commercial property matters.
- Support clients with property finance and secured lending transactions where required.
- Advise on property development transactions, including matters relating to development and investment property.
- Assist clients with commercial property investment transactions and associated legal requirements.
- Undertake legal due diligence on property transactions and identify potential risks or issues.
- Review and report on title documentation and associated property information.
- Manage transaction timetables and ensure matters progress efficiently towards completion.
- Communicate directly with clients throughout the lifecycle of matters, providing clear updates and commercially focused advice.
- Work closely with corporate and commercial colleagues where property matters form part of wider business transactions.
- Collaborate with other members of the legal team to ensure clients receive a consistent and effective service.
- Identify potential legal, commercial and transactional risks and advise clients appropriately.
- Negotiate with counterparties and their legal representatives where required.
- Maintain accurate and comprehensive matter records and ensure relevant documentation is completed appropriately.
- Manage competing priorities across a busy caseload while maintaining a high standard of client service.
- Take ownership of matters while knowing when to seek input from colleagues on more complex or specialist issues.
Requirements
- Qualified Solicitor with strong post-qualification experience in Commercial Property.
- Previous experience working within a private practice or commercial law firm environment.
- Strong experience managing a varied caseload of commercial property transactions.
- Demonstrable experience advising on commercial acquisitions and disposals.
- Strong knowledge of commercial leases, renewals, assignments and licences.
- Experience dealing with landlord and tenant matters.
- Experience with property development, investment or finance work would be advantageous.
- Strong ability to undertake property due diligence and review title documentation.
- Confident drafting and negotiating commercial property documentation.
- Ability to manage matters independently from instruction through to completion.
- Strong client-facing skills, with the confidence to provide clear and commercially focused advice.
- Excellent written and verbal communication skills.
- Strong analytical and problem-solving abilities.
- Commercially minded approach, with a clear understanding of the wider objectives behind client transactions.
- Excellent attention to detail and ability to maintain high standards while managing a busy caseload.
- Ability to work effectively with colleagues across property, corporate and commercial teams.
- Comfortable working remotely and maintaining effective communication with colleagues and clients in a fully remote environment.
- Experience advising SME and corporate clients would be advantageous.
