About the role
Our client, a law firm, is looking for a Commercial Property Lawyer to join their team in Eastbourne on a locum basis. The role involves managing a commercial property caseload and supporting the team with a steady flow of client work.
You will take conduct of matters from instruction through to completion, advising a range of commercial clients on their property interests. The position suits a lawyer who is comfortable running their own files, working with minimal supervision and settling into a team quickly.
The successful candidate will bring sound technical knowledge, good judgement and a practical, client-focused approach. This is a hands-on assignment where your experience will be put to work from the outset.
Main responsibilities
- Manage a caseload of commercial property matters, including sales, purchases, leases and lease renewals
- Advise clients on acquisitions, disposals and investment and development transactions
- Draft, review and negotiate commercial property documentation, including leases, licences and transfers
- Carry out due diligence, including investigation of title, searches and enquiries, and prepare reports on title
- Handle landlord and tenant matters, including licences for alterations, assignments and rent reviews
- Deal with property finance matters where required, including secured lending
- Deal with registration at HM Land Registry and the completion of transactions
- Maintain accurate file notes, deadlines and case records in line with firm procedures
- Keep clients informed and handle queries with clarity and care
- Comply with regulatory, compliance and file management requirements
Requirements
- Qualified solicitor or legal executive in England and Wales
- Relevant experience handling commercial property matters
- Sound knowledge of commercial property law and conveyancing practice
- Experience managing a caseload independently and working to deadlines
- Strong drafting, negotiation and client communication skills
- The ability to work from Eastbourne
